History of Knaus Building Company

History

John F. Knaus began building houses on land from the family farm in Newington in 1935. In the mid forties he branched into New Britain, and began developing land and putting in roads and utilities. In 1946, son John F. Knaus Jr. came on board, and the pair moved their focus to Kensington. Robert joined in 1950, and the company's name changed to John F. Knaus & Sons. Several hundred homes later, Bob tested the waters of diversification, and built their first industrial building for Adkins Printing on South Street in New Britain for the lofty sum of $6/SF. For the next ten years, both residential and commercial/industrial construction continued together, mostly in New Britain.  

During a five year period in the late seventies, while the company's focus moved away from residential, both John F. Sr. and John F. Jr. retired, and the company was joined by its next generation, Bob's son Peter. The commercial and industrial developments continued while the two also grew the construction business. Knaus Building Company, Inc. was formed, and provided hundreds of thousands of square feet of buildings, almost all in the immediate area. The mix included heavy and light industrial, shopping plazas, office buildings, health care and hospital work, schools, rest homes and other institutional work.

With Peter on board, Bob found time for other projects. He was a founding director of First City Bank, and was able to focus on growing a small pipe company he had previously purchased with two partners. When Eastern Pipe Products (EPPCO) was sold, its annual volume was over $20 million. Bob has been retired from the building company for about ten years, but he is still involved in much of the real estate the company continues to hold. More recently, long time employee, Carl DelCegno, was taken on as a partner, and manages the construction side of the business.  

Peter Knaus

Peter began full time at Knaus Building Company in 1978 and became president in 1982.  He represents the third generation at Knaus.  He has managed the company since and has directly managed and/or overseen hundreds of projects consisting of well over a million square feet of new construction.  He has also developed numerous projects and today, owns and manages approximately 300,000 square feet of industrial, office and retail space, representing approximately fifty tenants.  
Construction projects include industrial, office, retail, institutional, recreational facilities, multi-family housing, medical and critical care, retirement, food service, high tech manufacturing, non-profit shelter and long term housing.  They have ranged in size up to 100,000 square feet and $8 million in volume.  
Projects developed include two industrial parks, two residential subdivisions, two retail plazas, as well as numerous office and industrial buildings.  
Areas of expertise include design build and construction management, planning, zoning and wetlands representation, energy efficient design, building life-cycle analysis, overall project analysis and pro forma development, financing, leasing, sales and acquisitions and property management.  

Streets and Steel St. In Newington, Maple Glen Condominiums, Dix Ave, Coburn St and Circle, and 5th and 7th Streets. In Farmington: Farmington Ridge Drive. In Berlin: Mooreland Rd, Brickyard Rd, Norton Rd, Cole Ln, Sims Rd, Chatham Rd, Cedarwood Rd, Kent Rd, Windsor Rd, Dorset Rd and Northfield Lane.

Industrial

Close to a million SF of industrial space was created over the years. Numerous buildings and additions were developed, constructed and renovated in Berlin, New Britain, Newington, Middletown, Farmington, Plainville, Wethersfield and Manchester. Notable projects include 30% of the square footage in the New Britain Industrial Park, Monarch Machine, Dainty Rubbish, Rogers Sash & Door, EPPCO, Ore-Ida Foods, CW Resources, and in Berlin: River Bend Industrial Park, Viking Aluminum, AW Direct, Eastern Fasteners, Jensen Fabricating, Kennedy, Gustafson & Cole, Heise Industries, and EDRO Corporation.

Commercial and Office

Knaus has been active in the construction and renovation of retail plazas, branch banks, office buildings and other commercial ventures. Notable projects in New Britain include the Old Post Office Plaza, South Main Plaza, AFSCME headquarters, and First City Bank. And in Berlin: the Berlin Business Center, and the AT&T (now Comcast) media center/studio/production facility.

Institutional and Health Care

During the last ten years, KBC has had significant participation in the Health Care and Institutional fields. Notable projects in New Britain: EMS Services, One Lake Street, Monsignor Bojanowski Manor, Klingberg Family Centers, HealthSouth, and HOCC. Projects in Berlin include Mooreland Hill School and Grove Hill Medical.
