Responsibilities of the Construction Manager

The Construction Manager shall furnish construction administration and management services and agrees to use its best efforts to perform the Project in an expeditious and economical manner consistent with the interests of the Owner.
As well as keeping the Owner informed as to the progress of the job and it's conformance to the budget, Knaus shall be responsible for, and coordinate all phases of design and construction.  We will make sure that all materials and equipment are of good quality and free from defects, and will see that the project progresses according to the change orders, and payment requisitions, and advise Owner accordingly.  Knaus will work with the Owner and the design team to provide value engineering, cost/life cycle studies and the like. 
The following list provided as brief description of the CM's duties:

Pre Construction Phase

  • Schedule and attend meetings with owner and architect
  • Schedule and attend meetings with Town Planning and Engineering staff
  • Schedule and attend design meetings with prime contractors
  • Inspect job site, verify conditions
  • Develop project schedule
  • Provide preliminary and final cost estimates
  • Develop cost management procedures
  • Prepare preliminary and final job schedules
  • Town Planning, Zoning and Wetland meetings
  • Develop bid packages, contracts and procedures, evaluate
  • Assist in public relations

Construction Phase

  • Apply for and pull Building Permit
  • Assume overall responsibility to manage project
  • Provide job supervision and observation, monitor subcontractors, personnel and materials
  • Schedule and attend regular meetings with owner, architect and contractors
  • Review plans and specifications in detail
  • Review job schedules and monitor progress, update if necessary
  • Review insurance certificates
  • Review safety programs and processes
  • Coordinate testing and inspections
  • Review invoices and payment req's and monitor submittals
  • Provide timely job cost accounting on a regular basis
  • Prepare, negotiate, and review change orders and time extensions
  • Review compliance with Town permits, schedule inspections and obtain C.O.
  • Review warrantee items , equipment manuals and paperwork
  • Develop punch list, oversee it's completion
